Abstract: Highlights•Difference-in-differences found the marginal implicit price of vicinity to Shenzhen.•Cross-border commercial accessibility positively affected the rental prices.•Houses within 34 ​km of border crossings saw ∼3.51 HK$/ft2 extra rent increase.•Cross-border accessibility outperformed many structural/neighborhood attributes.
